A grand staircase and feature window awaits the visitor before leading to the luxury Suites. The house itself is set in its own grounds with lovely woodlands along with its own private off street car park. We also supply you with an in-room continental breakfast of cereals, bread, yogurt and Juice along with the facility to make your own tea or coffee. As a valued guest of Balloan you also get access to priority booking at our sister property ‘The Steading’ for evening meals and if you wish you can book for a cooked breakfast at a discounted price. The Steading also offers pick-up and drop-off services to its Bistro.

The room that you see to your right when you enter Balloan House was originally the parlour and subsequently became my grandmother’s piano room. In addition to her piano there was also the black lacquer dresser which stands there now. This was bought as a fashionable item because lacquered or ‘Japanned’ furniture was popular at the time as Japan was the last civilisation to be opened up to Western eyes at the end of the 19th.Century and caused great excitement with plays such as Gilbert and Sullivan’s ‘The Mikado’.

For the independent traveller it introduces a quiet peaceful surround after a days golf or tour of the Highlands. Bring back a your own bottle of wine and relax by the window and enjoy the garden view. Maybe play a tune on the piano and relive those by-gone days, why not relax in the gardens and take in the fresh highland air!

Downstairs what is now the study was originally the dining-room. It was changed to the study and redecorated with the ‘new’ blue wall paper when my aunt was married. The study still has this ‘new’ wallpaper … my aunt was married in 1938. This is a haven of relaxation, a quiet room. There is a small TV for your enjoyment along with big comfy chairs and a reading library. Settle down of and evening under the Edison lights and reflect over the days activities.
